Consistent mowing is the single most important factor in a healthy, attractive lawn. Cutting at the right height and frequency prevents stress, discourages weeds, and promotes dense root growth that crowds out bare patches.
Our mowing crews follow best practices for cool-season grasses common across South Jersey. We adjust cutting height based on the season: taller in summer to shade roots and retain moisture, shorter in spring and fall to encourage new growth. Aeration & Overseeding
Soil compaction is one of the biggest problems for New Jersey lawns, especially in developments built on heavy clay fill. Compacted soil restricts root growth, reduces water absorption, and creates thin, patchy turf that weeds easily invade.
Core aeration pulls small plugs from the soil, opening channels for air, water, and nutrients to reach the root zone. When paired with overseeding, aeration gives new grass seed direct soil contact for higher germination rates. The result is a thicker, more resilient lawn that naturally resists weeds, disease, and drought.
When to Aerate in New Jersey
The best time for aeration and overseeding in our area is late August through mid-October. Soil temperatures are still warm enough for germination, but air temperatures are cooling, which reduces competition from crabgrass and other summer weeds. We use NTEP-rated tall fescue and Kentucky bluegrass blends selected for the mid-Atlantic region.

Top-Dressing
Top-dressing adds a thin layer of compost, sand, or soil blend over an existing lawn to improve the soil structure beneath the turf. Over time, top-dressing builds organic matter in the root zone, improves drainage in clay soils, and creates a smoother, more level surface.
We typically recommend top-dressing in combination with aeration and overseeding for the best results. The compost fills aeration holes and creates an ideal seedbed while feeding the existing turf. For lawns on South Jersey's heavy clay or sandy coastal soils, top-dressing is one of the most effective long-term soil improvement methods available.

Leaf Cleanup & Seasonal Maintenance
South Jersey's heavy tree canopy means serious leaf volume every fall. Left on the lawn, even a thin layer of leaves can smother grass, trap moisture, and promote snow mold and fungal disease heading into winter.

The best time to aerate cool-season lawns in New Jersey is late August through mid-October. Soil is warm enough for seed germination if you overseed at the same time, and cooler air temperatures reduce stress on the turf. Spring aeration (April) is possible but less ideal because it opens the soil to crabgrass invasion. We generally recommend fall aeration for the best long-term results.
For cool-season grasses in South Jersey, we recommend 5 to 7 fertilizer applications per year, spaced roughly 4 to 6 weeks apart from early spring through late fall. The most important applications are the fall feedings (September and October) when your lawn is building the root reserves it needs to survive winter and green up quickly the following spring. Our 7-step program handles the timing and product selection so you never have to guess.
The ideal time to apply fresh mulch in New Jersey is mid-April through May, after the soil has warmed but before summer heat sets in. Applying too early can trap cold, wet soil and delay plant growth. A 2 to 3 inch layer of hardwood mulch suppresses weeds, retains moisture, and gives beds a clean, finished look.
